Met up w/ some past clients to show a single family home in Cardinal Glen of Sterling.  Property was updated with new carpet and fresh paint throughout.  Showed nicely w/ 3 levels (unfinished basement), 4BR’s upstairs, 2.5 Baths, a nice yard on a quiet street and priced at $605,000 it certainly caught our attention.  The property had been under contract earlier in the week and once we got in there and started looking around it became clear why the previous buyers got cold feet.  The furnace was old, at least 15 or 20 years.  The water heater was also showing its age w/ plenty of rush building up along the base.  The pipes in home were Polybutylene- the old grey plastic from the 1980’s and 90’s that has a tendency to spring leaks.  Its actually rather rare to see them anymore as most properties have had them replaced over the years.  Ultimately the to do list was a bit too much for my buyers but as expected it still went under contract again quickly as this market is LOW on inventory and if priced well a home will still sell.  Nice house with lots of built in equity for the next buyers ready to tackle some upgrades to the utilities-
